What once was just a passing thought became a reality after almost two years quietly working behind the scenes to determine the project's viability. Following many months working hand in hand with City of Mauldin to address the challenges of zoning, annexation and acceptable site plans we succeeded in finalizing an overall development plan. Several years in the making but the result was simply developing a trusted relationship with generational landowners of approximately 300 acres in Mauldin, SC.

Extensive rezoning annexation and due diligence. We arranged three separate development projects on the 47 acre property including a variation of MF SF Commercial and TH’s. Just under two years we were able to successfully create a Joint Venture with landowners and a local developer/builder to develop a beautiful SF and TH Community on this special property offering stunning mountainous views.

Received a site procurement assignment from Redwood South, an Ohio based development firm introducing an active adult rental product to SC. We were successful in identifying and negotiating for a 20 acre tract on W Ga Rd in Simpsonville, SC.

We did a multiple property assemblage for a Publix development/client at Five Forks In Simpsonville,SC during which time we were able to negotiate the sale of an 11 acre adjoining property.

Following a continuous re-zoning lasting several months, we successfully rezoned a 25 acre tract on behalf of a developer/client for a local family with whom we had known and represented over several years. In addition to rezoning property we worked with developer’s engineer to secure three sophisticated sewer easements allowing the project to move forward. Over several months in conjunction with the developer’s engineering firm, we put together three separate sewer easements to serve the development. Following a successful rezoning McWillie Properties finalized a beautiful Town Home community with Ryan Homes and a larger development client.

Villas at Carriage Hills

Carriage Hills was previously developed as a cottage community for a Florida Builder. Following a failed entrance into the upstate markets they elected to drop a hand full of developments and vacate the market. A friend of mine had developed Carriage Hills and needed an exit strategy as lots were on the ground with no builder commitment.
